While Arkansas home sales were essentially flat in July and down 5.6 percent in August statewide compared to the same month last year, Jefferson County bucked the statistical trend with residential sales up almost 30 percent last month, the Arkansas Realtors Association said Wednesday.
Forty new and existing residences were sold in the county during August, a 29.03 percent gain over the 31 units sold during the same month in 2011. During the first eight months of the year, 248 residences were sold, compared to 245 during the same period in 2011.
The value of the 40 residences was $4.3 million, up 39.87 percent from the same month last year, the association’s monthly report said. However, the value of residential sales in the county during the first eight months of the year slipped 2.53 percent from $22.3 million in 2011 to $21.7 million this year.
The average price of residences sold in the county last month was $107,715, an 8.4 percent increase over an average selling price of $99,372 in 2011. The average selling price in the county since Jan. 1 was $87,660, down 3.7 percent for the first eight months of 2011.
Statewide, the average price of homes sold rose by more than 17 percent to $164,964. The average was up 10.25 percent during the first eight months of the year.
Area residential sales by county:
Grant: 13 residences sold in August, down 13.33 percent from 15 sold in the same month last year. Year-to-date sales totaled 68, down from 73 for the same period last year. The average sale price in August was $111,223, up 10.48 percent from August 2011. Year-to-date sales averaged $128,264, up from $117,002 last year.
Arkansas: Eight residences sold in August, down 11.11 percent from nine sold in the same month last year. Year-to-date sales totaled 63, down from 77 for the same period last year. The average sale price in August was $131,075, up 66.4 percent from August 2011. Year-to-date sales averaged $116,768, up from $108,667 last year.
Ashley: One residence sold in August, down from two sold in the same month last year. Year-to-date sales totaled 19, down from 27 for the same period last year. The sale price for the single residence sold in August was $23,000, compared to $103,500 for two sales in August 2011. Year-to-date sales averaged $91,411, down from $99,381 last year.
